    Windsor Expands Community with Master-Planned Addition of Sustainability-Focused North Village

    October 25, 2022 | Windsor Florida |

    VERO BEACH, FL – October 25, 2022 – Windsor, a renowned luxury residential sporting club community in Vero Beach, Florida, is pleased to announce plans for its  final phase of development. The last remaining undeveloped portion of Windsor is a lush 47-acre swath of land adjacent to the banks of the Indian River Lagoon. A thoughtfully crafted master plan calls for it to comprise 40 residences, an array of wellness-focused amenities and green spaces. Advanced sustainable design will minimize negative impacts on the environment and protect the land as well as the wildlife living there.

    In keeping with the classic, yet design-forward strategy for which Windsor is recognized, single family residential lots and a select number of Row Houses will offer residents the opportunity to create a bespoke home that provides tranquility within a vibrant community. The North Village will also feature a new and enhanced 14,000- square-foot Fitness and Wellness Centre, scenic trails, a bird hide, and a series of artist- and architect-designed pavilions. Additionally, the new plan will create a direct connection to the Indian River through a dedicated kayak launch with storage facility.

    “The North Village will provide new, unique experiences for Windsor’s multi- generational membership,” said Alannah Weston, Principal of Windsor. “This new development shows our continuing and expanded commitment to sustainability within the context of our local ecosystem, of which we view our community as an important part.”

    The North Village, from its architecture and building processes to its thoughtful landscapes and operations, has been designed to minimize environmental impacts and create coastal resilience suited to the area’s climate and Windsor’s lifestyle through a process that considers all key resident, community and ecological stakeholders.

    “Sustainability is a primary inspiration for the North Village and will continue to be a priority for the future of the Windsor community overall,” said Doug Farr, Principal of Farr Associates, who has served as a consultant for the expansion planning. “The sustainability efforts put in place will ensure a more resilient future and legacy at Windsor, minimizing negative climate impacts and contributing to South Florida’s ecological stewardship.”

    A hand-selected team of designers, local experts and conservationists led by Isaac Stein and Maggie Tsang of Dept. LLC will oversee the naturalistic design of the many public green spaces and waterscapes of the North Village. Assisted by celebrated landscape designer and educator, Edwina von Gal, the team will seek to show the positive impact human development can have on the natural environment.

    “Windsor is a community that thrives on its natural beauty and the refined sensibilities of its homeowners,” said von Gal. “The landscape plan of the North Village will include a series of ecosystems featuring native species that will foster an environment in which wildlife can continue to flourish.”

    Meanwhile, under the ongoing involvement and expertise of DPZ CoDESIGN, the North Village will have an updated architectural design code to allow for the natural and subtle evolution of the Windsor style and introduction of enhanced sustainable design measures while still aligning with the aesthetic guidelines of the existing community. Many of Windsor’s signature design features such as courtyards, single room depths, building materials and a light color palette will remain in the code, but these elements will be modified to engender a more contemporary and subtler expression of Windsor’s aesthetic. This will open the door for a new generation of residential architects to realize their most ambitious designs at Windsor.

    Sales are slated to launch in the first quarter of 2023.
